Coaches Buying a gym

Bucket list goal is to buy an established gym and run it. Has anyone ever done this before? How do you go about finding if an owner is looking to sell? I know there are occasional listing, but I doubt just waiting around one will just pop up in my desired area. I know there have been gyms that sell internally or to larger firms, but I wasn't sure how I might approach one to see if there is any interest in selling.
